Arizona Home Measurement Appraisals
Home measurement appraisals help determine the accurate value of your home or property by properly measuring its square footage. This is especially important if you are planning to put your property up for sale. This can help increase and justify your selling price and attract more potential buyers. With that being said, home measurement appraisals are widely used by individual sellers and realtors.
Home measurement appraisals involve a certified appraiser accurately measuring the square footage of an entire property using the ANSI standard. The appraiser physically walks through a property, takes measurements with laser devices, draws a detailed layout of the property, then puts together an appraisal report on the findings. The findings include measurements for things like stairs, hallways, fireplaces, exterior walls, porches, patios, garages, interior walls, upper levels, basements, and guest houses. If you have recently remodeled your home, these modifications will also be included.
The measurements that are compiled are then put into a legal report which outlines the property’s “gross living area,” which is the total living space. The data in this report can then be used for home listings and tax documents. These accurate measurements can have a huge, positive impact on your property’s fair market value. In addition to increasing the fair market value, these appraisals can also lower property taxes if your property’s square footage was previously overstated.
Believe it or not, a big majority of a property’s square footage are inaccurately stated, even in public tax records! In most cases, the square footage numbers are derived from several different sources, and the majority of those figures are from unverified estimates! The estimators typically don’t even go inside the property! For that reason, we don’t rely on any public records to influence our independent appraisals.
